Funds will be made available to homeowners for rehabilitation of their existing residence that are needed for safe and sanitary habitation, correction of substantial code violations or the creation of additional living space due to an increase in family size. These funds are not intended for cosmetic purposes. If the cost of repairs exceed 60% of the value of the home according to the property appraiser's market value, the applicant will not be eligible for rehabilitation assistance. Rental units will not be eligible under this program. Mobile and manufactured homes are not eligible for rehabilitation.
The maximum assistance is $24,500.00. Assistance shall be in the form of a 0% interest loan secured by a recorded mortgage and note; if the cost is $1,500 or less, the assistance will be in the form of a forgivable loan. Assistance is provided on a first-qualified, first-serve basis. Applications are only accepted following the annual advertisement of the availability of SHIP funds. There is generally a waiting list for this strategy.
Requirements & Limitations
Applicants must submit a completed application for determination of eligibilty. Assistance will only be provided for homes that are owner-occupied and used as a primary residence. Proof of Homestead Exemption is required and all property taxes must be current. The mortgage must be current if applicable. The home must be in good condition other than the minor rehabilitation repair needs.
