Road & Fire Impact Fee Schedules
The Board of County Commissioners adopted a Road Impact Fee Ordinance and Fee Schedule effective October 12, 2009. Highlights of the ordinance are as follows:
*Implements a consumption based road impact fee
*Applies road impact fees countywide, including cities
*Establishes a single countywide road impact fee district, excluding the Villages Development of Regional Impact (DRI), which
has a separate road impact fee schedule
*Dwelling units or buildings are only vested for road impact fee exemption if the structure existed on the parcel on February
15, 2002. It is the property owner's responsibility to provide proof of existence.
*Provides for road impact fee credit or reimbursement agreements and transfers of credits (no longer limited to a list of specific
roadways)
*Provides for the BOCC to index road impact fees on an annual basis to account for inflation or deflation. Indexing requires an
evaluation of changes in land and construction costs and must be approved by separate ordinance. Indexing is not
mandatory.
Please note: The ordinance imposes impact fees for alteration, expansion, or replacement of a building or dwelling unit or the construction of an accessory building or structure if the alteration, expansion, or replacement results in a land use determined to generate greater external trips than the present use under the applicable road impact fee rate. Impact fees are charged at the proposed land use category rate less the road impact fee land category prior to the alteration, expansion, or replacement.
